April Exceeds Expectations

  • As of April 2014 UNITS RENTED is up by 10% compared to 2013 (Positive for owners)
  • Average Rent Year over Year is up 2%, ($2,204)  (Positive for Owners)
  • Supply of Rental Units is 1.32 months supply (Positive for Owners)

 

Months Supply

Currently available is 857 units available as of May 3rd 2014, based on the 647 Units Rented in April, we have a 1.32 Months supply on the market.

 

Days On Market (DOM)

Despite these fabulous numbers the Days on Market (DOM) remain stubbornly high compared to previous years. Take a look at page 8 of our report to see the DOM as compared to 2011-2013. We had a low in 2001 of 22 DOM as compared to 2014 at 35 DOM.

 

Average Rent

We had a downward trend in February and March but we feel this was due to the bad weather, recovering nicely in April with a year over year increase of almost 2% on average.

 

Sales Down Slightly

Sales are down slightly compared to 2013. A decrease of 3% is expected due in part to the bad weather and low supply.
